Do I need to make any payment right after applying for the room/flat? 💰
You only need to pay the reservation fee once your desired room type is confirmed available. To secure your reservation, the licensee/tenant must review and sign the tenancy/licence agreement, then pay a HK$600 reservation/administration fee within 2 working days of receiving the agreement.
How can I be sure my room is secured after signing the tenancy/license agreement and paying the reservation fee? 📃
After you sign the tenancy/license agreement and pay the reservation fee, we’ll verify your payment (which may take a few days for international transfers). Then we’ll confirm your booking by sending a receipt or landlord-signed agreement, along with your move-in details before arrival.
What are the payment terms? 💲
We offer different payment options based on your chosen package. Exchange students on a short-term stay can either pay in full for the 4-month package or split payments into two terms for the 10-month package. For longer stays, payments are usually made in two installments per year.
When can I expect to receive my security deposit back? 😊
During your move-out, an inspection of the room and flat will be conducted. If no damage is found, your security deposit will be refunded within 14 days after you hand over the property. 🏠
Can I upgrade my room after I have signed?📜
Yes, you can apply to upgrade your room, subject to availability and other conditions. Please note that an administration fee of HK$300 will apply.
My family or friends would like to visit me, can they stay with me in my room?👫
According to our tenancy/license agreement, only the person named on the agreement is the legal tenant. You’re welcome to have friends or family visit during the day, but overnight stays are not allowed.
Can I book a room at Bonanza Court if I’m not a student?
Yes, we welcome bookings from HKU students, teaching staff and families. We’ll do our best to assign students and working professionals to different flats or apartments for a comfortable living experience. Please contact us for details.
Can I have pets in the room/flat? 🐾
According to our tenancy/license agreement, pets are not allowed on the property unless otherwise specified. For more details, please feel free to check with our staff.
Who is in charge of general repairs? 🛠️
The landlord/licensor is responsible for repairs not caused by the tenant/licensee. For damages caused by the tenant/licensee, we can arrange repairs, but the tenant/licensee will cover the costs. You can email us to submit a repair request.
Can I sublet my room? 🚪
No, subletting your room or flat by any means is strictly prohibited under our tenancy/license agreement. If violated, we reserve the right to terminate the agreement immediately, and you may be responsible for any related charges.
Who should I call in case of an emergency? 📞
If there's a medical emergency, fire, or you’re a crime victim, always call ambulance, fire service, or police first. In Hong Kong, dial *999* for all emergencies. For other issues, contact the property management or check the notice board for their number.
Can I store my luggage before I arrive? 🧳
Sorry, we don’t have storage available for luggage before your arrival. But once you’re here, your room or flat has plenty of space to keep all your belongings!
I'm locked out. What should I do now? 🔑
Lost or forgotten your keys? No worries! Just contact the property management team.
What if I lost my keys?🔑
You can contact the property management team to get a key copy at your own expense during office hours, 10am to 5:30pm, Monday to Friday. Outside these hours, please call your roommates or property management emergency hotline.
What is the procedure for moving out?🚚
Before moving out, it’s best to schedule an inspection with the landlord’s property management team. This helps both of you agree on any damages to avoid surprises. Make sure to clean and clear all your belongings from your room and shared areas. Remember, you share responsibility for the space, and you’ll need to vacate by the agreed time.
Can I book with my friends who are also HKU students? 🧑🎓
You’re more than welcome to book as a group! Just each complete the regular online application and include your friends’ names in the “Remarks” section. We’ll do our best to assign rooms within the same flat. Plus, if you and your friends lease the entire unit together, you’ll enjoy an extra discount!
